Leisure Village Market Report: October 2026 Sales
By Tricia Garcia, Senior Real Estate & Inherited Home Specialist | Real Estate Toolbox | November 3, 2026
THE SHORT ANSWER
In October 2026, 15 homes sold in Leisure Village, the 55+ community in Camarillo, up from 8 in September. The median sale price was $590,000, sales ranged from $450,000 to $819,300, and homes sold for an average of $421 per square foot. They spent an average of 74 days on the market and sold for 91.9% of their original asking price. As of November 3, 37 homes are for sale and 13 are in escrow.
October was the busiest month for closings in Leisure Village since July. More homes sold, but sellers gave up more to get there. The $421 per square foot and the 91.9% of original asking price are both the lowest monthly numbers of the past 12 months.
Before anyone worries, one month is not a trend. With only 15 sales, a handful of homes can move the median a long way. So I read each month next to the 12-month Leisure Village market report, and that’s how I’d ask you to read this one too.
October 2026 Numbers Next to September and the Past 12 Months
| Measure | October 2026 | September 2026 | Past 12 months |
|---|---|---|---|
| Homes sold | 15 | 8 | 105 (about 9 a month) |
| Median sale price | $590,000 | $636,000 | $645,000 |
| Average sale price | $610,488 | $648,000 | $644,306 |
| Highest sale | $819,300 | $825,000 | $995,000 |
| Lowest sale | $450,000 | $478,000 | $445,000 |
| Average sold price per square foot | $421 | $458 | $466 |
| Average days in the MLS | 74 | 84 | 62 |
| Average sold price vs. original list price | 91.9% | 93.5% | 94.1% |
What Changed From September
Sales almost doubled, from 8 homes to 15. The median dropped $46,000, and price per square foot came down $37. Five of the 15 homes sold for under $500,000.
Homes did spend less time on the market than in September, 74 days compared with 84. That’s still longer than the 12-month average of 62 days, because 5 of October’s homes spent more than 100 days in the MLS.
The October Number I’d Look at First
Most people go straight to the median. But have you looked at how much of the asking price sellers kept? That number tells you more about your own sale.
| Time in the MLS | Homes sold in October | Average sold price vs. original list |
|---|---|---|
| 60 days or less | 8 | 96.7% |
| More than 60 days | 7 | 86.4% |
On a home first listed at $700,000, that gap works out to about $72,000. Fifteen sales is a small group, and condition plays a part, so I don’t treat this as a formula. It does line up with what I found looking at two years of sales in the 7 costly mistakes when selling a Leisure Village home. Homes that start at the right price tend to keep more of it.
None of October’s 15 homes sold above its original asking price. Two sold right at it.
Today’s Leisure Village Market (November 3, 2026)
| Measure | Today |
|---|---|
| Homes for sale | 37 |
| Asking prices | $450,000 to $989,000 |
| Median asking price | $575,000 |
| Homes in escrow (under contract or pending) | 13 |
| New listings in the last 30 days | 11 |
| Months of supply (37 for sale ÷ about 9 sales a month) | About 4 months |
About four months of supply is a balanced market. Buyers have real choices, and homes priced right still sell. Notice the median asking price of $575,000 sits below the 12-month median sale price of $645,000. A big part of what’s for sale right now is at the lower end of the range.
What This Means If You’re Selling
Price from closed sales of your floor plan
You’re competing with 37 other homes today, and buyers can see every one of them. Asking prices tell you what neighbors hope to get. Closed sales tell you what buyers paid. I’ll bring recent comparable sales and guide you through what they mean for your home, so you know its true value and your options.
Spend money only where a buyer will notice
With price per square foot down in October, this is a poor month to assume a remodel will pay you back. Read the 3 renovations that won’t pay you back before you hire anyone, and walk through the 5 smells buyers notice first.
Your timing can come first
Spring and summer bring the most closings here, but 15 homes closed in October and 13 more are in escrow. If a care move or a parent’s estate is setting your calendar, the market is still moving. If you’re sorting out a parent’s home in Leisure Village, we take it one step at a time.
What This Means If You’re Buying
- You have choices. 37 homes are for sale today, and 11 came on in the last 30 days.
- There’s room to talk about price, on the right home. October’s average was 91.9% of original asking, but well-priced homes sold much closer to it. Look at how long a home has been listed before you decide what to offer.
- Budget for the monthly dues too. They change with the floor plan. See the 2026 dues for every floor plan.
- Line up your sale and your purchase. Read what to expect buying a home in Leisure Village so your timing works.
