Leisure Village Senior Real Estate Help for Owners and Their Families
By Tricia Garcia, Senior Real Estate & Inherited Home Specialist | Real Estate Toolbox
THE SHORT ANSWER
I help seniors with their real estate needs, and families who have inherited a home. In Leisure Village, the 55+ community in Camarillo, that means helping longtime owners sell when it’s time to move, helping families sell a parent’s home, and helping buyers who are downsizing into the Village. My brother and partner Steve Hise and I teach you your options first, plan the sale around your timeline (usually months, not 30 days), connect you with trusted vendors for the clean-out, and negotiate hard for every dollar. The first call is free, and there’s no pressure to list.
Most people who find this page are in one of two spots. Either a parent lives in Leisure Village and the family is starting to talk about what comes next, or someone has owned here for years and wants to know what the home is worth before they decide anything.
Either way, you don’t need to have it figured out before you call me. That’s my job.
Why I Do This Work in Leisure Village
Before I ever had a real estate license, a close friend of mine lost both of her parents, one right after the other. They both lived in Leisure Village. She spent years caring for them while she worked and raised her own kids, and by the time the house had to be sold, she was worn out.
She told me she knew she wasn’t getting the most money out of the home. In her words, she was “so exhausted she just didn’t care.” That did not seem right to me. Several years later I got my license, and I wanted to make sure other friends of mine and seniors were not treated the same way.
I was also raised by my grandma. I grew up at her kitchen table while she and her friends played bridge, and I feel close to seniors because of her.
Who I Help in Leisure Village
| Your situation | How we help |
|---|---|
| A longtime owner getting ready to move, maybe closer to family or into assisted living | A plan built around your move date, not the other way around. We look at recent Leisure Village sales together so you know what the home is worth before you choose anything. |
| A family that inherited a Leisure Village home | We walk you through selling, keeping, or renting, explain what the house needs and what it doesn’t, and work alongside your estate attorney or trustee. |
| Adult children who live out of the area | You don’t have to be here for every step. We send updates, handle showings, and connect and schedule the vendors, and documents can be signed electronically. |
| A buyer downsizing into the Village | Help comparing floor plans, HOA dues, and condition, and a clear look at the Association’s documents before you commit. |
How It Works: The Senior Transition Roadmap
Most agents try to sell a senior’s home in 30 days like any other listing. I plan the move around the senior’s life. Here are the steps we follow with every family.
- Learn before you call. My YouTube videos, this blog, and our free guides answer the common questions first, so the first conversation starts in the right place.
- The tour and the kitchen table. I walk the home with you, then we sit down with recent comparable sales so you know its true value and your options.
- A plan on your timeline. If the move is in six months, the plan is six months. Nobody gets rushed.
- Trusted vendors. We connect you with estate sale companies, clean-out crews, movers, and repair people, and we schedule them or hand you the contacts, whichever you prefer. In many cases their fees can be paid from escrow, and you see every fee in writing first.
- Strong marketing and hard negotiating. Professional photos and video, online and social advertising, and printed brochures, then we negotiate for every dollar.
- We stay in touch. Long after closing, we’re still a phone call away.
What Makes Selling in Leisure Village Different
Leisure Village has 2,136 homes, built from 1973 to 1984, inside a guard-gated 55+ community run by its own Association. Selling here isn’t like selling a house down the street. Here’s what to plan for.
- The Association has its own rules for signs, open houses, and escrow. I wrote them up in Leisure Village open house, sign, and escrow rules.
- HOA dues depend on the model. The full table is in my Leisure Village quick facts, and who fixes what under the HOA covers what the Association maintains.
- Residency rules come from the Association. We follow the community’s own age and residency rules as written, and you can read them at leisurevillage.org.
- Pricing has to match this market. Over the last 12 months, Leisure Village had 95 sales with a median price of $645,000, about $471 per square foot, and an average of 62 days in the MLS. Homes sold for about 94.1% of their original list price. See the month-by-month numbers in my Leisure Village real estate market report.
That last number matters. A home priced too high at the start tends to sit. Getting the price right on day one protects the family.
Steve and Me
Steve Hise is my brother and my partner. We have sold hundreds of homes throughout the years across Ventura County and Los Angeles County. In Leisure Village, we’ve helped buyers, a seller, and a renter, and we’re growing here one family at a time. Steve is active in the community.
I also took specialized training in senior real estate, and I hold a Short Sale & Foreclosure certification. You can read more about Tricia and Steve.

Planning Ahead Helps Your Family Most
Many of the hardest sales I see start after a loss, with no plan in place. If you own here today, a short conversation now can save your children months of stress later. Start with do I need a trust for my Leisure Village home and why not to put your kids on your deed. I explain why a trust matters and connect families with estate attorneys who can set one up. I don’t give legal or tax advice.

Frequently Asked Questions
Who can help me sell my parent’s home in Leisure Village?
Look for a Realtor who knows the Leisure Village Association’s rules and works with senior and inherited-home sales. Tricia Garcia and Steve Hise help families plan the sale on their timeline, connect them with clean-out and estate sale vendors, and work alongside the family’s estate attorney or trustee. Call 805-424-6226.
How long does it take to sell a home in Leisure Village?
Over the 12 months from November 2025 through October 2026, Leisure Village homes averaged about 62 days in the MLS before selling. Price and condition change that a lot. Getting ready, with a clean-out and small repairs, usually takes a few weeks to a few months before the home goes on the market.
What is a Leisure Village home worth?
The median Leisure Village sale over the last 12 months was $645,000, at about $471 per square foot. Each home’s value depends on its model, size, condition, and location in the Village. A free comparative market analysis shows what similar homes sold for.
Do we have to clear out the house before we sell?
Usually it sells better empty and clean, but you don’t have to do it yourselves. Tricia connects families with estate sale companies and clean-out crews and can schedule them. In many cases those fees can be paid from escrow, and the family sees them in writing first.
Can we sell a Leisure Village home if we live out of state?
Yes. Most paperwork can be signed electronically, and Tricia and Steve handle showings, vendors, and updates locally so the family doesn’t have to travel for every step.
Should we fix up the house before selling?
Not always. Big remodels often don’t pay back. Tricia walks the home, compares it with recent sales of similar homes, and tells you which repairs are worth it before you spend a dollar.
Does the house have to go through probate?
It depends on how the home was held. A home in a funded living trust usually avoids probate. A home without one may need to go through probate court. An estate attorney can tell you which applies to your family.
