Where Can You Park in Leisure Village? Parking and RV Storage Rules

By Tricia Garcia, Senior Real Estate & Inherited Home Specialist | Real Estate Toolbox

THE SHORT ANSWER

Cars can park in your driveway or carport and at authorized curb areas, but no vehicle can sit in one spot on a Leisure Village street for more than 72 hours. RVs, trailers and boats belong in the Association’s RV Lot, in an assigned space if one is available. At the home, they need an Overnight Parking Permit from the Main Gate, good for up to 48 hours, twice in any one month. Frequent guests can get annual passes, with a limit of three per home.

If you own a motor home or a boat and you’re looking at Leisure Village, parking is a question to ask early. So is where your grown kids will park when they come for the weekend.

The first thing to ask about an RV is how long it is and… no, wait. The first thing to ask is whether the RV Lot has a space for it, because the Association doesn’t promise one.

I went through the Association’s current Rules & Regulations (the November 2025 update) and the guest pass application on its forms page. Here’s what they say, in plain English.

Leisure Village Parking Rules at a Glance

Situation What the rules say
Parking on a street Right-hand parallel parking unless posted otherwise. No more than 72 hours in a row without moving.
Main roads No parking on Leisure Village Drive, Leisure Village Drive East and West, or Mountain View Drive, except where overflow parking is needed.
Driveways and carports Vehicles must show current registration tabs. Abandoned, wrecked or inoperative vehicles aren’t allowed.
Recreation Center lots No storage or overnight parking. No parking after 12:00 AM unless you’re using the Fitness Center.
Association Office lot Only for people doing business at the office, and not when the office is closed.
RVs, trailers, boats Assigned space in the RV Lot if available. Street parking permits are required.
Moving vans Enter no earlier than 8 AM and exit no later than 9 PM.

Everyday Parking for Cars and Golf Carts

Residents get a vehicle decal from Safety and Security Services by showing their registration and a valid driver’s license. Golf carts and low speed electric vehicles need a decal too when they’re on common areas, and that includes driveways and carports. My post on Leisure Village security explains how the gates and patrols work.

The 72-hour rule is the one people miss. If a car stays in the same place on a Leisure Village street for 72 hours in a row, or hasn’t moved more than two-tenths of a mile in that time, it’s in violation. So if you’re leaving for a long trip, don’t leave the car at the curb.

Your carport has rules of its own. Storage has to be inside closed lockers, as approved, and no overhaul or maintenance work can happen there. An RV or commercial vehicle can only park in a carport with a temporary RV parking permit. Anywhere else at the home, only minor car repairs are allowed.

What the curb colors mean

Curb color What it means
Red No stopping or parking.
Yellow Stopping only, to load or unload freight or passengers.
Green Two hours, unless marked otherwise.
White Buses only.
Blue Only for a car with a handicapped placard, fully displayed.

Guest Passes and Where Your Visitors Can Park

Leisure Village is guard-gated, so a visitor without a pass gets stopped at the Main Gate while the guard calls you. If the guard can’t reach you, your visitor doesn’t get in. The rules ask residents to call the Main Gate when guests or trades people are expected that day.

For people who come often, an annual guest pass saves that phone call. Here’s how it works.

  • ✓You can have up to three annual passes outstanding per lot, written with each guest’s name as it appears on their driver’s license.
  • ✓Pick up the application at any gate or the Association Office and turn it in at the Main Gate, or email it to gatepass@leisurevillage.org.
  • ✓Your guest goes to any gate house for the first entry, with their driver’s license in hand.
  • ✓The pass has to be visible and readable through the windshield the whole time the car is inside.
  • ✓You’re responsible for your guests, including how they follow the motor vehicle rules.
  • ✓Passes aren’t for domestic help, gardeners, trades people or real estate personnel.

Overnight visitors can use your driveway, your carport or an authorized curb area. They can’t use the Recreation Center or Association Office lots overnight. And a guest’s pickup truck can’t stay overnight on a common area with a visible load, even under a tarp.

If your guest is staying a while, there’s a separate limit on the visit itself. Under the age rules, guests of any age can stay with a resident for up to 90 days in any 12-month period, as long as the resident 55 or older is living in the home too. I cover the age rules in more detail in my post on Leisure Village rental rules.

RV and Boat Storage in the Leisure Village RV Lot

The rules count motor homes, campers, 5th wheels, camp trailers, boat trailers, all other classes of trailers, and pickups with slide-in campers as recreation vehicles. An oversized vehicle is one over 25 feet long, 80 inches wide or 82 inches tall.

Have you checked whose name is on your tow vehicle’s registration? It has to show Leisure Village residents only. Before you’re assigned a space, and again every year, Security will ask you for the items below.

  • ✓Current registration for the RV and for any required tow vehicle.
  • ✓Proof you own a tow vehicle, if you’re storing a trailer coach, camp trailer or boat on a trailer.
  • ✓Proof of insurance with public liability and property damage, showing the names of Leisure Village residents.
  • ✓A valid California driver’s license showing a Leisure Village address for one of the residents.
  • ✓A decal from Safety and Security Services on the stored vehicle. A vehicle with a delinquent license won’t get one.

Space limits in the RV Lot

Your space number isn’t guaranteed, and permanent residents get priority. You can ask in writing to store one additional vehicle when space allows. If the lot fills up later, the Board holds a lottery to decide which additional vehicles have to leave. No home can go over 62 combined feet of stored vehicles.

Living with the RV Lot rules

Gates have to be locked when you come and go, the speed limit is 5 miles per hour, and you’ll pay a deposit for the gate remote. Tanks, tarps and similar gear go in a locker you supply, up to 36 cubic feet, built to approved specifications with your first and last name on the outside. Nothing can be stored under or around the vehicle.

The Association says it isn’t responsible for damage or theft in the lot, so talk with your insurance agent about your coverage. My post on Leisure Village insurance is a good place to start.

Bringing an RV Home for a Night or Two

Getting ready for a trip usually means having the RV at the house for a little while. The rules allow that, with limits.

  • ✓No loading or unloading in residential areas between 9 PM and 8 AM.
  • ✓Get an Overnight Parking Permit at the Main Gate for any overnight stay in a residential area, driveways and carports included. You don’t have to bring the vehicle with you to request it.
  • ✓Each permit covers up to 48 hours, twice in any one month. Security can issue more case by case.
  • ✓Keep the permit visible, and don’t block a neighbor’s driveway, the mailboxes or the trash containers.
  • ✓Don’t sleep, camp, cook or live in the vehicle while it’s parked.

Permits aren’t issued for buses, semi trucks, tractors or semi trailers.

What This Means If You’re Buying, Renting Out or Selling

If you’re buying here and own an RV or a boat, ask about RV Lot availability before you close, and have a backup plan for storing it outside the community. It’s a small question that can turn into a monthly storage bill. My post on what to expect when buying in Leisure Village covers the rest of the process, and moving to Leisure Village helps with planning the move itself.

If you’re thinking about leasing out your home, know this first. An owner who leases gives up the RV space and has to return the gate key, remote and decal.

And if you’re settling a parent’s home, take a look at the car. An inoperative vehicle or one with expired tags in the carport is a rule problem, and it’s one more thing to sort out before showings start. My post on inheriting a home in Leisure Village walks through the first steps.

Why This Matters in Leisure Village

Leisure Village has 2,136 homes, and my Leisure Village quick facts post has the basics. Steve and I are in Leisure Village all the time, and we’d rather you hear about the RV Lot before you buy than after.

This post is general information based on the Leisure Village Association’s Rules & Regulations (Update November 2025) and the Guest Pass Application as posted on leisurevillage.org in November 2026. It isn’t legal advice. The CC&Rs and the Association’s current documents control, and rules, fees and penalties can change, so confirm anything specific with the Association Office at (805) 484-2861. For legal questions about your own situation, talk with a real estate attorney.

Frequently Asked Questions

Can I keep my RV at my house in Leisure Village?

Not as a regular thing. Recreation vehicles are assigned a space in the RV Lot if one is available. To park one at the home overnight, you need an Overnight Parking Permit from the Main Gate. It runs up to 48 hours, twice in any one month, and Security can issue more case by case.

Does Leisure Village have RV and boat storage?

Yes. The Association has an RV Lot for motor homes, campers, trailers and boats on trailers. A space isn’t guaranteed. If none is available, the rules say the owner has to find parking outside of Leisure Village at the owner’s expense.

How many guest passes can a Leisure Village home have?

Up to three outstanding annual guest passes per lot. The current passes run from August 1, 2026 through August 1, 2027. Short-term guest passes can last up to two weeks and have to be pre-approved by the resident host.

Where can my overnight guests park?

In your driveway or carport, or at an authorized curb area, as long as the vehicle shows current registration tabs and doesn’t block traffic, a driveway or a mailbox. The Recreation Center and Association Office lots can’t be used for overnight parking.

Can my guest bring an RV to Leisure Village?

Each home gets one 72-hour guest parking permit per month for the RV Lot. It takes proof of insurance, valid registration and a valid driver’s license, and the vehicle has to move sooner if a resident needs the space.

Do I lose my RV space if I rent out my Leisure Village home?

Yes. An owner who leases out the home gives up the right to a space in the RV Lot. The owner has to remove the vehicle and return the gate key, remote and decal.
