Leisure Village has its own rules for selling a home, and they’re stricter than a regular neighborhood. Every visitor to a showing has to be pre-cleared at the Main Gate by name. Showings run 8:00 AM to 5:00 PM, seven days a week. The listing agent and the homeowner both need a Realty Authorization Form on file with the Association Office before the first showing. And only one For Sale sign is allowed, inside the home’s own window, garage door, or patio fence.
Miss one of these and a buyer can be turned away at the gate. Here’s how each rule works, for sellers and for buyers.
Before the first showing: the Realty Authorization Form
The listing agent and the homeowner must each have a completed Realty Authorization Form on file with the Association Office before any showings begin. It’s on the Association’s Forms page.
If the owner uses a property management company, there’s a separate Property Management Authorization Form.
Leisure Village showing rules
| Rule | What it means |
|---|---|
| Showing hours | 8:00 AM to 5:00 PM, Monday through Sunday |
| Gate pre-clearance | Call the Main Gate ahead of time with the address, date, and time. Every visitor must be pre-cleared by name. |
| No pre-clearance, no entry | Gate staff will not call the agent to check a name. Anyone not on the list is turned away. |
| Main Gate only | Showing visitors enter through the Main Gate. |
| Escorts | Buyers must be with the listing agent or the homeowner at all times on Leisure Village property, including when they look at common areas and amenities. |
| Contractor work for the sale | 8:00 AM to 5:00 PM, Monday through Saturday. Contractors need an LV Contractor Pass. |
To arrange gate access, call the Association at (805) 484-2861.
Leisure Village open house rules
Open houses follow the same gate rules: notify the Main Gate in advance with the property address, the date, and the time, and every guest has to be pre-cleared by name.
The big difference from other neighborhoods is signs. Open house signs and flags are not allowed anywhere on Leisure Village common property. That means no directional signs at the corners and no flags on the lawn. So the open house has to be promoted another way: online, by email, and to buyers who are already looking.
For Sale sign rules
| Allowed | Not allowed |
|---|---|
| One sign per home | More than one sign |
| Up to 6 square feet | Anything over 6 square feet |
| In a window, on the garage door, or on the patio fence | On common area fencing, landscaping, or public areas |
| Standard “For Sale” or “For Lease” sign | Illuminated signs of any kind |
Take the sign down as soon as the home is sold or leased.
Escrow: what the Leisure Village Association needs
These steps come from the Association’s own escrow sheet. It points out that escrow companies often miss them, which causes delays.
- Escrow demand: the escrow company emails the demand to the Association Office at escrow@leisurevillage.org.
- Dues balance: call the Association Office at (805) 484-2861, 8:00 AM to 5:00 PM, Monday through Friday, to check a property’s account balance.
- Association Information Forms (AIF): there’s an AIF for the owner who is selling, one for a tenant in a lease, and an AIF-Unit form for the transaction file.
- New owner records: the office needs a copy of the grant deed showing the new owner’s name and a signed AIF-Unit form.
- Buying in a trust or LLC: the office also needs the paperwork naming the trustees or the LLC’s managers or members.
After closing: what new owners do
- New owner packet: it goes to your escrow company. Fill it out and return it as soon as you can.
- Resident Portal: once your information is in the system, you get an email invitation to the Resident Portal and the access control app. Give them a valid email address that’s yours alone.
- Meet with security: schedule a time with the Security Administrative Assistant at the Association Office, between 8:30 AM and 4:00 PM. You’ll pick up your name badge and find out when the next newcomers event is. The office is inside the West Gate off Los Pueblos Drive.
- Register your car: the gates use license plate readers that read your front license plate. The next time you drive in, the gate officer will ask for your registration and driver’s license and add your plate.
Why these rules matter when you sell
Every one of these rules affects how fast your home sells. If a buyer’s name isn’t on the gate list, that buyer doesn’t get in. If the Realty Authorization Form isn’t on file, showings can’t start. And since open house signs aren’t allowed, the marketing has to reach buyers before they ever drive to the gate.
That’s why I handle the Leisure Village paperwork and gate scheduling from the first day, and why the marketing focuses on getting the home in front of buyers online and through our brokerage’s network of 90,000 agents.
