Who can buy in Leisure Village?

Leisure Village is a 55+ community. Federal law lets communities built for older adults set age rules, and Leisure Village has its own. In general, at least one buyer has to be 55 or older, and the HOA reviews each buyer’s application before closing. That review can take a few weeks, so build it into your timeline.

Before you write an offer, read the current CC&Rs and Rules and Regulations on the Leisure Village Association website. The HOA’s version is the one that counts.

How much are the HOA fees in Leisure Village?

Monthly dues depend on the floor plan. Under the Association’s 2026-2027 dues schedule, the smallest model, the Avalon at 672 square feet, pays $671 a month. The largest, the La Jolla at 1,829 square feet, pays $1,014 a month. Most homes fall between about $750 and $870.

The base dues cover one person. Each additional person in the home adds $30 a month. Dues are adjusted from time to time as costs change.

What the dues cover:

  • 24/7 guard-gated security
  • Water, sewer, and trash
  • Spectrum cable TV and internet
  • Exterior landscaping and home maintenance
  • Roof repair and replacement
  • The master insurance policy
  • Use of the recreation center, golf course, pool, spa, and fitness center

What the dues don’t cover:

  • Electricity (Southern California Edison) and gas
  • Interior maintenance and interior insurance
  • Termite correction
  • Property taxes

Plan for HOA transfer and document fees at closing too. They show up in your closing costs, along with prorated dues.

What amenities does Leisure Village have?

Recreation and fitness: a golf course, pool and spa, fitness center, tennis and pickleball courts, a community park, and miles of walking and bike paths.

Creative spaces and workshops: a woodshop, ceramics studio, sewing room, lapidary room, billiards room, and a farmer’s garden.

Community facilities: an assembly room, a community center with a theater, a travel office, and two RV storage lots.

On top of that, there are more than 60 clubs and activity groups, plus fitness and yoga classes and community events through the year. The Association keeps a social calendar and a full amenities list. I’ve also written more about Leisure Village amenities, clubs and activities, and security.

Outside the gates, shopping, dining, and medical offices are close by. You’re near the 101 and Camarillo Airport, and the beach is an easy day trip.

Buying here while you still own another home

Most Leisure Village buyers have a house to sell first. The hardest part is timing the two so you aren’t carrying both homes at once. I plan both sides together from the start.

If you’re 55 or older and selling a California home, Prop 19 may let you bring your property tax base with you if you buy within two years of selling. Talk to your CPA about your own situation, and read more here: Prop 19 Base Year Transfer.
